Condition assessments and surveys

Condition assessments and surveys for electrical installations are excellent tools for mapping out renovation requirements and for using as the basis for a far-reaching maintenance programme for the property.

Condition assessments and surveys for electrical installations

The technical service life of electrical installations and systems varies between 20–50 years. Condition assessments and surveys for electrical installations are excellent tools for mapping out renovation requirements and for using as the basis for a far-reaching maintenance programme for the property.

Maintaining electrical equipment is a legal obligation

The Electrical Safety Act obligates the property owner to maintain the safety of electrical installations and to remove all noticed defects and interferences, before these cause a risk to life and health for the users of the equipment. Using proper and proactive measures for the safety of equipment, the property owner is also meeting its legal requirements.

Benefits of condition assessments and surveys for electrical installations

The timely replacement of electrical equipment and systems reduces the investment costs for the property owner, and reduces the maintenance costs incurred from repeatedly rectifying defects. A survey that truly ascertains the condition of equipment also acts as a tool for property owners when planning redevelopment. A condition assessment can also be supplemented with more precise measurements of load, electricity consumption, telecommunications and antennae, which is what we call an extensive condition assessment. Condition assessments and surveys can also be used as the basis for project designs of redevelopment projects.

Comprehensive reporting

SSEP Finland Ltd conducts condition assessments and surveys for all categories of electrical installations, including high-voltage installations, if necessary. We report all shortcomings and the condition of electrical installations comprehensively. Each report includes photographs and proposals for improvement at the site. The parts of different equipment and systems are separately assessed in the report, and each system and part is assigned a condition category on a scale from one to five in accordance with the guidelines published by the Building Information Group (Rakennustieto Ry, RT 18-11131).

Condition assessments and surveys can also be supplemented with cost estimates, for instance for the purpose of installation redevelopment designs.

Housing companies, local councils, industry and electricity network companies have entrusted SSEP Finland Ltd with conducting condition assessments and surveys on electrical installations.
